Planning Board attendees: Margaret MacDonnell, Joyce Tsepas, Vinny Herman, Megan Mattaliano, Fred Price, Jeremy Coon, Abel Olivo
- Updates from Councilmember Jolene Ivey
- Hospital Redevelopment
- The Redevelopment Authority is working on onboarding a consultant prior to a community kick-off meeting.
- Goal is to have hotel, and enough density and market rate housing to support retail/restaurants
- Would like to think about feasibility of connections from Cheverly to redevelopment, including pedestrian/bicycle and vehicular access
- Planning board interested in connections to Craftsman, Bladensburg Waterfront Park, and establishments on Landover Road like the Public Playhouse
- Opportunity for green space and community uses
- Existing hospital will close in June 2021, and new hospital will open
- Councilmember Ivey’s goal is to advance the redevelopment first, then could be logical to discuss annexation
- Mayor Riazi is curious about proposed CGO zoning designation and whether that’s the best fit for the site
- Craftsman Site
- Traffic study underway and using existing data, anticipating traffic heading north and would like to understand impact to Hospital Redevelopment.
- Town would like to have opportunity to evaluate potential industrial use and traffic patterns.
- Mayor Riazi would like Councilmember Ivey’s support for bike easement with current/future owner.
- Local Transit Center Zoning
- Planning board would like to recommend expanding the Local Transit Center zoning designation to the World Recycling site.
- Councilmember Ivey wonders if the property owner has an interest in this. She has approached owner about cleaning up site in the near term.
- Mayor Riazi would like to think about how the site can alleviate traffic issues, and we also need to understand how site relates to SHA plans along Columbia.
- The Point at Cheverly (RDA)
- Margaret and Sheila went to developer presentation.
- DSP anticipated for mid-October with Avid hotel and Candlewood extended stay hotel focused on business travelers. There is also an anticipated pad site for restaurant.
- Environmental impacts are being evaluated, and the developer is considering an electric car charging station, permeable pavers, and a green roof.
- The planning board and green infrastructure committee would like to invite RDA to a workshop, and discuss sustainability best practices and impact to adjacent residential buildings.
- Landover Road
- Councilmember Ivey has been focused on the Public Playhouse renovation with needed staging and rehearsal space.
- Ped/Bike and Trail Connectivity
- M-NCPPC is initiating budget hearings in the weeks ahead so there is an opportunity to voice support for specific projects, including enhanced bike connectivity.
- Mayor Riazi would like Councilmember Ivey to advocate for sidewalk along Tuxedo.
- Columbia Park Bridge
- Bridge is a bottleneck, and bridge should be part of upcoming Transportation Master Plan.
- There may be a need to elevate major improvement projects like Tuxedo and Columbia to CIP process.
- New members

- Planning 101 Forum
- Joyce is going to reach out to James Hunt (M-NCPPC Planning Division Chief, Development Review) to prepare for session on 10/15.
- Cheverly Metrorail Station
- Solar panels are being advanced by developer team.
- Mayor Riazi would like to advance discussions with WMATA about lighting and safety as part of effort.
