  1. Zoning Map Amendment Recommendations
    1. Members of the planning board drafted recommendations to Council and the Mayor including the following:
      1. All named parks should be classified as ROS.
      2. Zoning for jointly owned Cheverly/RDA property near Wyndham Hotel should allow for commercial mixed-use as intended in the Sector Plan (rather than being classified as RMF-48 as proposed by the County).
      3. Two houses between 57th Place, 58th Ave, and Arbor Street along Tuxedo should keep mixed use classification (currently MUI) as intended in the Sector Plan and be zoned as LTO-C (rather than being classified as RSF-65 as proposed by the County).
      4. LTO-C zoning should be extended to the World Recycling site, which is proposed as IE, due to the change in circumstance of the property.
      5. In order to limit redevelopment in FEMA Floodplain, as recommended in the Sector Plan, the property to the south and west of the Cheverly Metro Station should be classified as ROS (rather than being classified as I-1 as proposed by the County).
      6. The planning board is concerned that the CGO classification proposed by the County for the hospital site is too broad and could yield an office park rather than high density mixed use development.
