    1. Planning Board Members present: Joyce Tsepas, Aimee Olivo
  2. Administrative Items
    1. Review and Approve January and February 2023 Minutes
      1. A quorum of Planning Board Members was not present
    2. Status of Planning Board Members, New Members, and Vacant Roles
      1. Christopher Wade has submitted his interest to the Town Council; will be reviewed next meeting
      2. Steven Johnson has submitted his interest to the Town Council; will be reviewed next meeting
  3. Development Notifications
    1. 5801 Arbor Street Recommendation
      1. Joyce and Aimee provided an overview of the property owner request; Aimee reviewed draft memo
      2. Christopher Wade shared that the current contractor use is unsightly, feels we have to have a hard stance on implementing the Cheverly Sector Plan in order to attract redevelopment to Cheverly
      3. Steven Johnson asked for owner’s proposal; Joyce will circulate
      4. Joyce requested that we circulate the draft memo to Planning Board Members and prospective members; Vice Mayor Fry clarified that the discussion and vote needs to take place in an open meeting, not via email.
      5. Marian suggested the owner could apply for Rain Check Rebate funding to complete a stormwater management project
    2. Cabin Branch Road Proposed Development
      1. Mr. Galloway indicated that this developer will present at the March 23 Work Session
      2. Proposed building across the street from Whole Foods to increase capacity and also provide parking for tractor trailers
      3. Indicated that they would build a sidewalk along Cabin Branch for pedestrians and cyclists
      4. Concern that this will disturb M-NCPPC GI Network
    3. 4601 Lydell Road Convenience Hub (upcoming work session)
      1. Will be discussing at upcoming work session March 23
      2. Proposed convenience story/truck gas station
      3. Opportunity to incorporate trails

      1. Joyce asked Mr. Galloway to request an update from SHA; he’s already working on it
