RESOLUTION R-7-11
OF THE MAYOR AND TOWN COUNCIL
OF CHEVERLY, MARYLAND
REGARDING THE POINTE AT CHEVERLY
 
WHEREAS, The Town of Cheverly has consistently supported the proposed development of the Pointe at Cheverly (“Pointe”), a high-quality, mixed use development that will include 224 residential dwelling units and approximately 5,600 square feet of commercial uses; and
 
WHEREAS, the Pointe will provide a high-quality addition to the housing options and commercial space available within the Town of Cheverly; and
 
WHEREAS, the Pointe is proposed to be constructed upon property currently owned by the Prince George’s County Redevelopment Authority, and is being developed by Republic Land Development, LLC and Steppingstones Development (“Developers”) pursuant to an agreement with the Redevelopment Authority; and
 
WHEREAS, Preliminary Plan of Subdivision No. 4-05152 for the Pointe was approved by the Prince George’s County Planning Board on January 11, 2007 and an extension is being sought; and Detailed Site Plan No. DSP-05113 for the Pointe was approved by the Prince George’s District Council on September 24, 2007; and is currently valid through December 31, 2012; and
 
WHEREAS, the agreement between the Prince George’s County Redevelopment Authority and the Developers is proposed to be renewed in the near future; and
 
WHEREAS, the Town of Cheverly is unwilling to accept a potential project stemming from a new Request For Proposal that is lesser quality than the current development proposal; and,
 
WHEREAS, the process for preparing, issuing, analyzing and selecting a new Request For Proposal will take 24-36 months and may not provide an equal quality development for this site; and,
 
WHEREAS, the Town patiently waited 14 years for Prince George’s County to take action to address the two abandoned and dilapidated high rise office buildings that stood on the site as a blight in the community; and,
 
WHEREAS, the Town of Cheverly remains patiently supportive of the Pointe, and believes that construction of this upscale and high quality living unit is critical to the transformation of the area as a linchpin to redevelopment.




 
NOW THEREFORE BE IT RESOLVED,  by the Mayor and Town Council of the Town of Cheverly, Maryland in regular session assembled, that the Mayor and Council fully support the extension of the agreement between the Developers and the Prince George’s County Redevelopment Authority, and
 
BE IT FURTHER RESOLVED, that the Mayor and Council call upon the Prince George’s County Redevelopment Authority to take actions necessary to extend the agreement between that body and the Developers to 2014, and to cooperate with the Developers to allow the Pointe to ultimately be constructed.
